  • Texas Buyers Face Less Competition

In the current Texas survey, 69% of agents said their buyers faced no competing offers, showing many shoppers could move with less pressure.
Choice also improved: 32% said buyers felt they had many homes to consider, while 37% said shoppers had plenty of time overall.
Steady building helped keep inventory flowing, creating room for buyers to ask for closing-cost help, rate concessions, and repairs after inspections statewide.
Most buyers purchased after touring 4 to 10 homes. When searches paused, changing life circumstances, missing features, and high prices were top reasons.
By Late-Q3 2026, Texas was a cool buyer's market: statewide median list price was ~$360K, yearly ↓~2%, with homes taking 64 days.

  • Texas Listing Prices Move Lower

In Late-Q3, Texas median listing price was ↓9% from its 2022 high and ↓~3% yearly to $355.8K, the lowest Late-Q3 level since 2021.
On a sq-ft basis, the state's median listing price was ↓4% from 2022 and ↓~2% yearly to $181, also the lowest Late-Q3 since 2021.
Several Texas cities landed on an analysis list of largest single-family price drops, led by Austin at ↓26%, with McKinney, Fort Worth, and San Antonio.
Condo transaction prices also put Texas cities on that biggest-decline list, with Austin at ↓28% and Garland, Arlington, Plano, Houston, Dallas, and San Antonio included.
Listing prices captured what sellers were struggling with in Texas: repeated price cuts, pulled listings, and lower relist prices when homes returned.

  • Texas: NACA Mortgage Basics

For Texas buyers, one mortgage option offered no down payment, no closing costs, no PMI, no lender fees, and a below-market fixed rate.
Buyers with combined income at or below $121.1K could qualify for best terms, while qualification depended on counseling and detailed document review.
Instead of a minimum credit score, the program reviewed savings, job and income stability, rent and utility history, and readiness for future payments.

  • Texas Homes Need Resilience by Design

A San Antonio-based architect said clients now raise resilience earlier, as climate impacts have reached their front doors and made design tradeoffs harder to ignore.
In West Texas's Davis Mountains, one newly finished home used non-combustible materials and landscape strategies, addressing a dry setting with limited firefighter infrastructure.
The design approach favored simpler systems, durable materials, and scale suited to site and family, helping homes feel comfortable and resilient in a changing environment.
To handle aging, returning children, and shifting routines, the architect said homes work better when rooms stay flexible instead of being locked into single uses.
Looking ahead, the San Antonio-based architect called this an exciting time, with stronger attention on the built environment and a responsibility to create inspiring work.
