  • Single-Family Construction Poised for Future Growth Opportunities

Single-Family Construction Poised for Future Growth Opportunities

Lately, single-family home construction has remained on the softer side—mainly because of increased costs and higher interest rates. While most areas have seen sluggish activity, there’s been a modest uptick in smaller metro markets. On the other hand, multifamily construction is picking up across much of the country, especially in the core and suburban zones of major metros, thanks to continued strong demand for rentals.

In my work as a DFW real estate agent, I keep a close watch on these trends. Shifts like these often reveal fresh opportunities for buyers and investors, whether you’re searching for your next family home or looking to expand your investment portfolio. My goal is always to help clients navigate these changing market conditions with confidence and a sharp eye for value.

  • Remodeling Investments Enhance Long-Term Home Value

Remodeling Investments Enhance Long-Term Home Value

In my experience working with buyers and sellers around DFW, one thing that often surprises homeowners is how much remodeling and repair costs can impact affordability—sometimes in ways that aren’t obvious at first glance. A recent analysis across 147 U.S. housing markets found that repair costs, when measured against median income, can vary dramatically from one area to the next. Interestingly, these costs don’t necessarily track with how fast home prices are rising. Instead, it turns out that your local job market and typical income levels say more about how heavy a burden repairs will be—and how much risk homeowners might face—than the price tag on the home itself. As someone who’s always on the lookout for both value and opportunity, I help my clients weigh these factors so they’re not caught off guard after the purchase. It’s just one of the ways I strive to make the process smoother and more rewarding for families here in DFW.

  • 222 homes sold, more real estate updates in Frisco

222 homes sold, more real estate updates in Frisco

Frisco’s real estate market continues to evolve, and I’m always watching the numbers closely for my clients. Between July 2025 and July 2026, 222 homes were sold in Frisco—most falling in the $400,001 to $700,000 price range. That’s a slight dip from 237 homes sold in the previous year. These shifts can mean new opportunities for buyers and sellers alike, and I believe understanding these trends is key to making smart moves. My time in the Dallas-Fort Worth area has shown me that even small changes in sales volume can signal larger shifts in market dynamics. If you’re considering your next step in Frisco or across DFW, knowing how these numbers relate to your goals makes all the difference. My focus is always on helping you navigate these changes with confidence and clarity.

  • U.S. Housing Construction: What Builders Watch Next

The latest Q2 2026 housing construction numbers reveal a market in transition—something I pay close attention to as I guide buyers and sellers through the Dallas-Fort Worth real estate landscape. While single-family homebuilding remained soft in most parts of the country, there are signs the slowdown is beginning to ease up, despite ongoing pressures from costs and uncertainty. Large metro urban cores saw single-family construction fall by about 14% year-over-year—a fifth straight quarterly dip—though that’s a slight improvement over last quarter. Interestingly, small metro outlying areas bucked the trend, with single-family activity rising by about 1% after four quarters of declines. Rural areas were down 1%, and other non-rural markets dropped 7%. On the brighter side, multifamily construction gained ground as strong rental demand continued to support that segment.

As someone who’s passionate about uncovering opportunities—even in shifting markets—I see these trends as a reminder that the right investment or move is often about timing and location. If you’re considering your next step in the DFW area or want to understand how these changes might affect your plans, I’m always here for a conversation.

  • The Housing Market Is Getting More Negotiable

The DFW housing market is showing signs of greater flexibility, and it’s creating new opportunities for both buyers and sellers. With inventory on the rise in several neighborhoods, I’ve noticed my clients now have more options to consider—meaning there’s less urgency to rush into a decision. For buyers, this shift translates into stronger negotiating power, especially when looking at properties that have lingered on the market or started out with ambitious price tags.

Sellers, on the other hand, are responding by adjusting prices, offering concessions, and being more open to repairs—essential strategies to attract serious interest in today’s evolving landscape. My experience in finding the right fit for each client truly shines in these conditions, whether you’re weighing multiple listings or working to make your home stand out.

Bottom line: Take the time to compare your options and negotiate with confidence if you’re in the market to buy. And if you’re selling, realistic pricing and attractive terms are more important than ever to catch the eye of motivated buyers. The DFW market continues to evolve, and I’m here to help you make the most of these changing dynamics.

7 NNN Property Checks Before You Buy

Buying a NNN property requires more than reviewing the advertised cap rate. Before moving forward, evaluate the tenant’s credit and guarantor, years remaining on the lease, rent escalations, renewal options, and responsibility for the roof and structure. Study the location, traffic, and potential to re-lease the property if needed. Then review financing terms and have qualified real estate attorneys and CPAs examine the documents and financial assumptions. Save this checklist for your next review. Educational only.

  • NNN Myths vs. Reality

    NNN Myths vs. Reality

NNN properties can offer more predictable operating responsibilities, but they are not completely hands-off or risk-free. Owners still need to manage lease administration, renewals, reporting, and tenant relationships. If a tenant vacates, the property may remain empty while expenses and leasing costs continue. These investments are not limited to large institutions, though experience and careful underwriting matter. Interest rates also influence pricing and cap rates, making market conditions important. In Frisco, where the median residential sale price is about $655,066 and inventory is shifting, investors should evaluate each opportunity on its own fundamentals. Educational only—not investment advice.
