As someone who’s spent years immersed in the DFW real estate market, I’ve seen firsthand how the landscape is shifting for buyers. Over the last decade, the average new single-family home in the U.S. has trimmed down—from 2,700 sq-ft to 2,400 sq-ft—yet the price per square foot has soared by about 72%. In 2025, a quarter of new single-family homes sold came in under 1,800 sq-ft, up from roughly one in six just ten years ago. On the flip side, the share of homes at 3,000 sq-ft or more dropped from one in three to one in five. Builders are adapting with smarter, more compact designs to balance rising land, labor, and material costs—all while keeping homes within reach for many buyers, even as mortgage rates hover around 6% to 7%. For budget-conscious and first-time buyers, these smaller homes may help with manageable down payments and monthly expenses, though it’s clear that the cost per square foot remains high. In our vibrant and ever-evolving DFW market, I’m always on the lookout for opportunities that align with your goals—whether you’re looking for your first home or a smart investment.
