More Homes Hit the Market as Demand Cools

We're seeing a subtle shift in the real estate landscape—more homes are hitting the market nationwide, while demand is easing up a bit. Over the four weeks ending August 23, new U.S. listings crept up by 0.4% and total homes for sale rose 0.5%, marking the highest inventory since early Q2. At the same time, pending home sales dipped by 1.1% to a six-month low. High housing costs are keeping many buyers on the sidelines, even as choices improve. The median sale price remains above $400K (up 1.9% year-over-year), and mortgage rates are hovering near 7%, close to a 13-month high.

For active buyers, this combination of rising inventory and softer demand opens up more room to negotiate—whether that's price cuts or seller concessions. From what I’m seeing here in DFW, homes that have been listed for a few weeks often present the best opportunities for those ready to make a move. Sellers are finding that realistic pricing, rather than aiming for peak numbers from previous years, leads to better outcomes. As someone who thrives on finding the right fit and best deals for my clients, I’m keeping a close eye on these trends to help you make informed decisions in our ever-evolving market.
